Comparative Market Analysis
A Comparative Market Analysis (CMA) is an "informal" assessment of a property's market value.
This is usually done to establish a reasonable listing price when a property is placed for sale on the market.
What happens is that your property is compared to other properties that are currently listed for sale or have sold in the area then a listing price is established based on the findings.
If you do not already have a price for your property in hand, before listing your property I will provide you with a CMA to help you determine the list price so that your property can be priced competitively with other properties which in-tern can help your get a good value for your property and also most time help with a quicker sale.
Commission
The standard commission rate with in the Turks and Caicos Real Estate Association is 10% on undeveloped property and 6% on developed property. All agents use this rate unless commission is negotiated otherwise
Report
A common practice of mine is to send my clients reports on how their listings are doing on the market from time to time. i.e. (1) have their been any inquiries on the property (2) the state of the market, anything that the client would be interesting to know about their property.
I believe that the client should be kept in the loop at all times about the movement of their real estate.
Multiple Listing Agreement
This is a standard form provided by the Turks and Caicos Real Estate Association (TCREA) to all of its practicing members which gives the real estate agent consent to sell your property in accordance with the rules and regulations of the TCREA. Once you decide to list your propert with me or any agent you will be required to sigh an MLS form.
Marketing of your property
Every real estate listing that I receive regardless of the price is treated with the same level of professionalism and given maximum exposure. There are a mumber of advertising medium in which I use and would be happy to discuss them with you.
